For many people approaching retirement, the decision to move from the family home into a retirement village is about much more than property.

It is about simplifying life. Having less to maintain. Being part of a community. Feeling secure about the years ahead. And,  most importantly, having the time to enjoy it.

So when the property market becomes uncertain, it is completely understandable that some people choose to wait.

“Our home isn't worth what it was.”

“Perhaps we should hold off for a while.”

“We'll move when the market improves.”

These are reasonable thoughts. For most people, their home represents one of the largest assets they will ever own, and nobody wants to feel they have sold at the wrong time.

But there is another side to the decision that is easy to overlook.

What is the cost of waiting?

The difficulty with waiting for the “right” property market is that nobody knows exactly when that time will come.

Property markets move in cycles. Prices rise, soften and recover, but the timing of those changes cannot be known with certainty. What may feel like a short wait can sometimes become several years.

And while you are waiting for the market to change, time is continuing to move forward.

For someone in their 70s or 80s, waiting several years for the property market to recover is a very different decision from waiting earlier in life. Those years are precious time that could instead be spent enjoying the lifestyle they have worked hard to create.

There is no guarantee that the same opportunity will be there when you are finally ready to make the move.

Waiting for your existing home to reach a particular price may mean waiting for something else that is equally uncertain — the right retirement home becoming available at the right time.

What does waiting mean for your retirement?

Quite possibly, the better question isn't:

“Will my home be worth more if I wait?”

Maybe it is:

“What will my life look like if I wait?”

Will you still be maintaining a larger home and garden?

Will you still be spending your time cleaning, repairing and looking after things that have gradually become more difficult?

Will you still be postponing the lifestyle you have talked about having in retirement?

And, likely most importantly, how much of that lifestyle are you willing to put on hold while waiting for the property market to tell you it is time?

You can't predict the property market. You can choose how you spend your time.

There will always be another property cycle.

There will be another rise, another period of uncertainty and another recovery.

But none of us gets those years back.

Retirement living isn't simply about moving from one property to another. It is about deciding how you want to spend the years ahead.
